How much can I borrow?
Calculators are available online which can give you an idea on your borrowing capacity but these are typically rough estimates. Lenders have varying policies regarding how they take your income and expenses into account which can influence their assessment of your borrowing power. The best and most accurate way to find out is by speaking to one of our experts as we will be able to explain what works best according to your specific needs.
How do you get paid?
We don't charge our clients for our services. As a mortgage broker, we are paid a commission for the loans that we do with lenders. Despite being paid by our lending partners, we are agents who work on your behalf with an obligation to act in your best interests. The payments we will receive from lenders are disclosed to you before a loan is submitted.
Why use your services?
At Wise Equity Solutions, our team works with you to find the best finance solution for you. We work around your needs and what you are really looking to achieve with your financial future. We will meet you to discuss your situation and what your long term goals are. We will prove a selection of offerings from our large panel of lenders and recommend what the best options are for you. We will explain everything required and if there are any costs or fees involved from each lender. We do all the necessary paperwork and update you throughout the entire process. Once approved, we will handle the facilitation of the settlement and be available post settlement for any further advice or help you may need. At Wise Equity Solutions, the settlement is not the end of the process, it's just the start of our service.
Can I use your service if I'm not in Victoria?
While we are based in Melbourne, our services are accessible Australia-wide. We are trained on an ongoing basis about the different rules of lending in the nation's states and territories so we can provide our help to you no matter where you are or which location your next buy will be.
Do you do face to face meetings?
Yes, clients can visit us in our South Yarra office on a by-appointment basis. We also conduct face to face with clients in Australian capital cities on set dates so if you would like to register your interest, please reach out to the team!
What deposit do I need for a mortgage?
The typical answer is a 20% deposit with additional funds to cover costs like stamp duty and other legal fees as this helps borrowers avoid the cost of Lender's Mortgage Insurance (LMI) which can be costly. Our answer, however, is that we can work out what you need for your circumstance. With the number of government grants ever changing there can be options for loans from as little as 2% in deposit and there are opportunities for essential service workers to have their LMI waived. These options are all taken into account with us when providing our services.
